For most Southern Utah homes, a professional deep clean every 3 to 6 months keeps the turf looking and smelling fresh. If you have pets, we recommend monthly service because pet urine builds up faster than most homeowners realize, especially in the summer heat.

Yes. Every enzyme sanitize comes with a 100-day pet odor warranty. If the smell comes back within 100 days of our treatment, we return and re-treat at no cost. It is the strongest warranty in the region.

The urine itself does not stay on the fibers. It drains through the turf and settles in the infill below, where bacteria break it down into ammonia and other compounds. Heat makes that process faster, which is why St. George summers make the smell so much worse. Rinsing with a hose spreads the problem; only an enzyme treatment actually breaks down the compounds.
Turf Cleaning Questions

Every deep clean includes debris and pet hair removal, a full enzyme sanitize, power brushing to rebloom the fibers, an infill depth check, and a photo report delivered by email. You do not need to be home and we take about 90 minutes for most yards.

Most yards are finished in 60 to 120 minutes depending on square footage and condition. Heavily matted or heavily soiled turf takes longer because we make a second sanitize pass on hotspot areas.

We use a commercial-grade enzyme sanitize that is biodegradable, non-toxic, and safe for pets and kids. It breaks urine down at the molecular level instead of just masking the smell. We do not use bleach, vinegar, or harsh surfactants because all three damage turf fibers.

No. As long as we can access the backyard, you do not have to be home. We text a 30-minute heads-up before arrival and send a full photo report after the visit so you can see exactly what we did.

The enzyme sanitize needs 60 to 90 minutes of dwell time to fully do its job. Kids and pets can be back on the turf safely after about 2 hours.

You can rinse debris and spot-clean accidents, and that keeps your turf healthy between professional cleans. But consumer-grade cleaners do not neutralize urine compounds the way commercial enzymes do, and a garden hose cannot power-brush matted fibers or redistribute infill. For pet odor especially, DIY is a temporary fix at best.
Pet Odor Questions

Rinsing pushes the urine down into the infill without breaking it down. When it dries and heats up, the bacterial activity accelerates, and the ammonia smell comes back stronger than before. Water is a carrier, not a cleaner. The only way to remove the smell is to neutralize the urine compounds chemically.

A commercial-grade enzyme blend that breaks down urea, uric acid, and ammonia compounds into odorless components. It is biodegradable, pet-safe, kid-safe, and rinses clean. We intentionally do not use bleach (strips turf color), vinegar (damages fibers), or oxygen-based cleaners (ineffective on urine crystals).

For most homes, a single treatment keeps the smell gone for 3 to 6 months. For multi-dog households or older, heavily-used turf, monthly service is what keeps it consistently fresh. Either way, our 100-day warranty covers you if the smell returns faster than expected.

Yes, and honestly those are the yards where the treatment makes the biggest difference. If your turf is 3 to 7 years old and has had pets, there is a lot of buildup we can neutralize in a single visit. We typically recommend one deep clean followed by a Pet Owner monthly plan.

If your artificial turf smells like pet urine within 100 days of our treatment, we come back and re-treat it at no cost. The warranty covers the same areas and conditions we treated on the original visit. It does not cover new pet damage from new pets or hotspot areas introduced after our visit.

Yes. Those hotspot areas need pre-treatment with a concentrated enzyme application before the main sanitize pass. We identify hotspots during the initial walk-through and handle them up front. Long-term hotspot areas are exactly why we built the 100-day warranty.

Yes. The enzyme solution is safe for all pets and for children. We wait for the turf to dry (about 60 to 90 minutes) before we recommend pets back on it, but that is a dwell-time issue, not a toxicity concern.
Power Brooming Questions

Walk across your turf barefoot. If the fibers feel crushed flat and do not spring back, it is matted. If you can see foot-traffic paths, pet trails, or areas where the green color looks duller than the rest, it is matted. Power brooming fixes all of that in a single visit.

Every 3 to 6 months for most residential yards, monthly for commercial or pet-heavy use. Southern Utah sun and heat make fibers flatten faster than in milder climates, so most St. George homeowners need it at least twice a year.

You can, but rented consumer-grade power brooms are underpowered and usually leave the fibers only partially lifted. They also do not redistribute infill correctly, which means you get a short-term cosmetic fix without the real restoration. Our commercial dual-motor equipment moves infill properly and lifts fibers in a single pass.

No. Done correctly with the right equipment and speed, power brooming is exactly what the fibers are designed to withstand. Done wrong with a stiff brush or the wrong angle, it can fray the fiber tips. That is why we use a specific commercial broom head and trained technique.

30 to 60 minutes for a standard residential yard. Larger commercial properties take longer. We can include it in a deep clean visit (recommended) or schedule it as a standalone service.
Infill Questions

Infill is the granular material between the turf fibers. It keeps the blades standing up, provides cushion and cooling, and allows water to drain properly. Without enough infill, your turf feels rock-hard, drains poorly, and fibers flatten fast. Infill is the single most important factor in how long your turf lasts.

Stand on the turf barefoot. If it feels hard underneath, infill is low. If fibers are splaying sideways instead of standing up, infill is low. If water is pooling after rain or sprinkler runs, infill is low. Easiest test: push a finger into the turf at the fiber base; you should feel granular resistance, not hard backing.

Silica sand is the standard infill: affordable, effective, good drainage. ZeoFill is a volcanic mineral that absorbs ammonia and reduces pet odor on contact, which makes it a much better choice for homes with dogs. It costs more per bag but pays for itself on odor control alone. We recommend silica for no-pet homes and ZeoFill for pet households.

That depends on current depth. We measure the existing infill during the visit and calculate what is needed to reach the recommended 1.5 to 2 inch depth. Most residential yards need 1 to 4 bags, which runs $49 per bag at our standard rate.

For a top-up, no. We power brush first to redistribute the existing infill, then add new on top. For a full replacement (rare, usually after severe contamination or major damage), we vacuum out old infill first. Most yards only need a top-up.
Commercial Questions

Dog daycares and boarding facilities, HOA common areas, apartment complex common spaces and dog runs, restaurant patios and rooftops, playgrounds, senior living facilities, and event venues. If it has artificial turf and needs regular professional maintenance, we handle it.

Yes. We carry general liability and workers' compensation insurance. We can provide certificates of insurance to property managers and HOA boards on request. We are licensed to operate in Washington County, Utah.

Commercial pricing is custom because square footage, traffic volume, and service frequency vary so much. We visit the property, measure the turf, and propose a service agreement with a fixed monthly rate. Most commercial accounts fall between $200 and $1,200 per month depending on scope.

Yes. For dog daycares and restaurants we typically service early morning before opening or late evening after closing. We coordinate with your property manager and can work on weekends if that is preferable.

Both. We prefer recurring because that is where the long-term turf health happens, but we also do one-time deep cleans for property managers testing us out before signing a full service agreement.
Our Process Questions

60 to 120 minutes for most residential yards. We can quote time more precisely once we know square footage and condition. Commercial properties take longer and are scheduled accordingly.

It helps if you move lightweight items off the turf, but we can work around most fixed features. Heavier items like sectional furniture or large pots, let us know in advance and we can bring extra hands.

We reschedule. Rain dilutes the enzyme sanitize before it has time to work, so we only clean on dry days. We monitor the forecast 24 hours before every visit and reach out to rebook if needed, at no cost to you.

Both. We use truck-mounted extraction for the enzyme sanitize on larger jobs because the vacuum power and hot water delivery are superior. For smaller jobs or rooftop terraces where truck access is limited, we bring portable commercial extraction units.

Before and after photos of the main areas, close-ups of any hotspot treatment, a note on infill depth, drainage check results, and any recommendations for next service. Emailed within 24 hours of the visit.
Warranty Questions

Email us at hello@redrockturfcare.com with your original service date and a quick note about where the smell is. We respond within one business day and schedule a re-treatment visit within 48 hours. No fees, no extra paperwork.

No. The warranty covers recurrence on the areas we treated, based on the conditions at the time of our original visit. If you introduce a new pet after we treat, or if new hotspot areas develop from changes in pet behavior, those count as new damage and need a fresh treatment (at our standard rates).

The warranty specifically covers pet odor recurrence. Other odors (mildew from drainage issues, dead plant material, neighboring property sources) need a separate diagnosis. We can still help, but it falls under a paid service call rather than the warranty.

Yes, within the original 100-day window. If you sell during the warranty period, the new owners can file a claim on the remaining days. They just need to provide the original service date and address.

100 days is long enough to cover the real risk window for enzyme treatments (if it is going to fail, it fails within the first 60 to 90 days). A full year would be dishonest because we cannot control new pet behavior or hotspot changes. 100 days is the longest guarantee we can offer in good faith.
Service Area Questions

St. George, Washington, Hurricane, Ivins, Santa Clara, Toquerville, and La Verkin. Essentially all of Washington County. If you are in Washington County and have artificial turf, we can get to you. For jobs just outside our standard service area (Kanab, Cedar City), reach out and we will tell you honestly whether we can make it work.

No. We do not charge travel fees for any location inside our standard 7-city service area. Pricing is the same whether you are in central St. George or out in La Verkin. We schedule nearby jobs together on the same day to keep routing efficient.

We batch nearby jobs on the same route. Typically St. George and Washington get serviced the same day, Hurricane and La Verkin the same day, Ivins and Santa Clara the same day. Toquerville is flexible. Monthly plan customers get the same weekday each month so it stays predictable.

Case by case. Our standard area is the 7 cities listed above. We occasionally do jobs in Kanab or up toward Cedar City, but those require a minimum job size to justify the drive. Call or email and we will tell you upfront whether we can serve your specific address.

Yes. Key-access and gate-code jobs are common in Ivins especially, where many homes are second homes or short-term rentals. We coordinate with you or your property manager, text you before we arrive, and send the photo report by email once we are done.

Yes. We have the same HOA-friendly insurance documentation and vendor onboarding setup regardless of which city the property is in. If you manage multiple HOA properties across Washington County, we can put them all on one service agreement.

Spring and fall are ideal because temperatures are moderate and the enzyme chemistry works at peak efficiency. Summer is when most homeowners realize they need it (the heat makes pet smell unbearable), so we run our busiest schedule June through September. Book ahead if you want a summer slot.

In a good way. Higher temperatures actually accelerate enzyme activity on urea and uric acid compounds, which means the sanitize works faster in a St. George July than it does in a coastal December. We adjust dwell time for heat and avoid mid-day applications when surface temperatures exceed 140F.

Yes. Sun River, SunRiver, Entrada, The Ledges, and the Dixie Springs communities are all in our service area. We have experience with HOA-managed common areas and can coordinate billing through a property manager if preferred.

Southern Utah red rock dust is fine enough to settle deep in the infill where it affects drainage and can discolor light-colored fibers over time. Our deep cleans include a debris and dust removal pass that handles this, and we include infill inspection because dust accumulation changes how quickly your infill compacts.
